The team always completes as much as possible within the booked time โ€” starting with the kitchen and bathrooms. If the home turns out to be dirtier than expected and time isn't enough, the team lead will discuss extending the visit on-site, with any additional time billed at the same hourly rate.

Frequently Asked Questions

Everything you need to know before booking

What is your quality guarantee?

+
Because we work on an hourly basis ($35/hr per cleaner, minimum 2 cleaners, minimum 2 hours) and focus on priority areas first โ€” kitchen and bathrooms โ€” we always perform a final walkthrough together before our team leaves your home. This is your chance to point out anything you'd like touched up, and we'll fix it on the spot at no extra charge. Important: once the walkthrough is complete and our team has left the property, that visit's time has already been used, so we're unable to offer a free return visit. Any concerns must be raised during the walkthrough.

How does hourly pricing work exactly?

+
Simple: $35/hr per cleaner. We always send at least 2 cleaners โ€” team rate starts at $70/hr, with a minimum of 2 hours ($140 minimum). For larger or heavily soiled homes, you can add a 3rd cleaner for +$35/hr ($105/hr total) to speed things up.

How it works:

  • We start with the hardest areas โ€” kitchen and bathrooms first
  • You control the budget by deciding how many hours to book
  • Want extra tasks like oven or fridge inside? Just tell us โ€” they simply add time to the hourly rate
  • No surprise fees or add-on charges
  • Payment after service is complete (cash or Zelle)

๐Ÿงน Deep Clean:

  • Not cleaned in 2+ months
  • Thick limescale or mineral deposits in shower/tub
  • Visible mold on grout or walls
  • Heavy staining inside toilet
  • Thick sticky grease on stovetop and cabinet exteriors
  • Microwave heavily soiled with dried food inside
  • Thick layer of dust on all surfaces
  • Sticky or heavily soiled floors
  • Heavy dirt and grime throughout the home

๐Ÿ“ฆ Move-Out Clean:

  • Property in significantly worse condition than a standard move-out
  • Thick limescale or mineral deposits in shower/tub
  • Visible mold on grout or walls
  • Trash or belongings left throughout the property
  • Thick sticky grease on stovetop and cabinet exteriors
  • Microwave heavily soiled with dried food inside
  • Sticky or heavily soiled floors
  • Heavy dirt and grime throughout the home

If Heavy Condition is confirmed on-site after walkthrough, we will notify you before starting work. You can then confirm or cancel โ€” no work begins without your approval.

Do you bring your own supplies and equipment?

+
Yes! We bring all cleaning supplies and professional equipment. The only thing we ask clients to provide is trash bags for bin replacement. If you have specific products you'd prefer us to use, just let us know in advance.

Are you licensed and insured?

+
Absolutely. Evergreen Home Cleaning is a fully licensed LLC in Washington state and carries liability insurance. Your home is protected while we work.

Who will be cleaning my home?

+
2โ€“3 cleaners (depending on the size of the home), led by the owner personally on every job. No random crews or subcontractors โ€” just a trusted, consistent team.

What areas do you serve?

+

We're based in Bonney Lake, WA and proudly serve the following areas:

  • Primary Hubs: Bonney Lake, Lake Tapps, Sumner, Buckley
  • Surrounding Communities: Puyallup, Auburn, Federal Way, Covington, Maple Valley
  • Regional Coverage: Greater Pierce County & South King County

What is your cancellation policy?

+
Cancellations with 24+ hours notice are always free. Late cancellation (less than 24 hours): $50 fee. Same-day cancellation: $100 fee. No-show, lockout, or refusal of entry: $140 fee (full minimum visit charge).

When is payment due?

+
Payment is due after the cleaning is complete โ€” right at the end of the session, before our team leaves. We accept Cash or Zelle only (no cards). Zelle: evergreenhomecleaning@gmail.com

Do I need to be home during the cleaning?

+
No, it's not required. Many clients simply leave a key or door code. The important thing is that we have access to the home. If access is not possible on the day of cleaning, or if the client refuses entry after the team has arrived โ€” a 100% cancellation fee applies.

Do you clean homes with pets?

+
Yes! We love animals. We do ask that pets be placed in a separate room or outside the cleaning area during the visit โ€” for their safety and our efficiency. Homes with heavy pet hair simply need a bit more time, which is covered by the hourly rate.

How do I prepare for a cleaning?

+

To help our team work as efficiently and quickly as possible (since we work on an hourly basis, starting with the hardest areas like kitchens and bathrooms), we kindly ask you to:

  • Secure valuable items: Pick up only valuable, expensive, fragile, or unstable items (you don't need to pick up regular items from the floors/surfaces)
  • Provide trash bags: Have them ready for bin replacement
  • Secure pets: Place pets in a separate, safe room or area during the visit
  • Prepare payment: Have cash or Zelle ready for payment immediately after the final walkthrough

What if something gets damaged during the cleaning?

+
We are insured and take responsibility for damage caused by our work. Any damage must be reported within 24 hours of the cleaning โ€” claims submitted after that cannot be considered. Items that were already damaged or unstable before our arrival are not our responsibility.

How far in advance should I book?

+
We recommend booking 2โ€“3 days in advance. For urgent requests, reach out directly and we'll do our best to find a time that works.
โœ…

Our Quality Guarantee

We stand behind every cleaning we perform. Before our team leaves your home, we always perform a final walkthrough with you. This is your opportunity to point out any concerns โ€” we will address them on the spot at no extra cost.

โš ๏ธ Important: Once our team has left the property and the walkthrough has been completed, we cannot return for free re-cleans. All concerns must be raised during the walkthrough.
๐Ÿ“‹

Before We Arrive

A little preparation helps us do a better job โ€” and ensures every area gets the attention it deserves.

โœ“Secure pets in a separate room or outside

โœ“Ensure home is accessible at the scheduled time
โœ“Ensure access to running water & electricity

Terms & Conditions of Service

Evergreen Home Cleaning LLC

These Terms and Conditions govern all residential cleaning services provided by Evergreen Home Cleaning LLC ("Company," "we," "us") to you ("Client"). By booking or receiving our services, you agree to be bound by these Terms.

1. Services Provided

Evergreen Home Cleaning LLC provides residential cleaning services in Pierce County and South King County, Washington. Service types include Standard Clean, Deep Clean, Move-In/Move-Out, and Airbnb Turnover. Full details of what is included in each service are provided at the time of booking.

The following are not included in any service unless explicitly agreed in advance: moving heavy furniture, cleaning areas blocked by personal items, removing heavy set-in stains, exterior areas (garage, patio, balcony), and any biohazard or hazmat materials.

2. Pricing & Payment

Our rate is $35/hr per cleaner. Every job requires a minimum of 2 cleaners ($70/hr as a team) and a minimum of 2 hours, making the minimum charge $140. For larger or heavily soiled homes, the Client may add a 3rd cleaner for an additional $35/hr ($105/hr total for a 3-person team) to speed up the job. Additional cleaners beyond that may be assigned by mutual agreement.

The Client may book a fixed number of hours (e.g. 3 hours, 4.5 hours). In this case, the team will clean as much as possible within the agreed time, starting with the highest-priority areas. We do not guarantee full completion of all areas if the booked time is insufficient. Any work not completed within the booked hours is not considered missed work. If the Client wishes to extend the session on the day of service, additional time will be charged at the same hourly rate, subject to team availability.

Payment is due immediately upon completion of service. Accepted methods: Cash or Zelle only. We do not accept credit or debit cards.

3. Recurring Service Discounts

Clients who book on a recurring schedule receive the following discounts on Standard Clean services: Weekly โ€” 15% off; Biweekly โ€” 10% off; Monthly โ€” 5% off. Discounts apply after the first completed service. If the recurring schedule is cancelled or interrupted, the discount no longer applies to future bookings.

4. Booking & Confirmation

A booking is confirmed once the Client receives written confirmation (via text, email, or messaging app) from the Company. The Company reserves the right to decline any booking request.

5. Cancellation Policy

(a) 24+ hours notice โ€” free cancellation or rescheduling, no charge.
(b) Less than 24 hours notice โ€” flat $50.00 cancellation fee.
(c) No-Show / Lockout โ€” if the team arrives and cannot access the property for any reason attributable to the Client, the full minimum charge of $140.00 applies.

6. Client's Duty to Disclose

Prior to service, the Client must disclose: (a) the true condition of the property; (b) the presence and number of pets; (c) any fragile, high-value, or loosely attached items; (d) any ongoing construction or renovation; (e) any hazardous materials or unsafe conditions; (f) any recording devices on the premises. Failure to disclose may result in additional charges or refusal of service.

7. Property Preparation

To allow us to do our best work, the Client agrees to: remove fragile and valuable items from areas to be cleaned; notify us of any loosely attached fixtures or delicate surfaces; move heavy furniture if those areas are to be cleaned (we do not move heavy furniture); secure pets in a separate room or outside; provide parking within 100 feet of the entrance; ensure home access at the scheduled time; and ensure access to running water and electricity.

Areas that are blocked or inaccessible at the time of service will not be cleaned and will not count as missed work.

8. Inspection & Satisfaction Guarantee

If the Client is present at the time of service completion, they must inspect the work before the team departs. Any concerns must be raised at that time. If the Client is not present, the service is deemed accepted upon the team's departure.

If the Client was not present and is dissatisfied, they must notify the Company within 24 hours with photo evidence. The Company will schedule a re-clean of the identified areas at no additional charge. No monetary refunds are issued โ€” satisfaction is resolved through a re-clean only.

9. Damage & Liability

The Company is licensed and insured. Any damage claim must be reported in writing with photo evidence within 24 hours of service completion. Claims submitted after 24 hours will not be honored. The Company's liability is limited to the cost of repair or replacement at fair market value, not to exceed the total price paid for that service. The Company is not responsible for pre-existing damage, unsecured or undisclosed fragile items, or damage caused by defective appliances or infrastructure. In no event shall the Company be liable for indirect, incidental, or consequential damages.

10. Waiver of Claims

All quality and satisfaction concerns must be reported within 24 hours of service completion with photo evidence. All damage claims must be reported within 24 hours of service completion with photo evidence. Any legal action must be filed within 90 days of the service date. Failure to report within these timeframes constitutes full acceptance of the service and waiver of all related claims.

11. Bad Faith Claims & Disputes

Since payment is accepted by Cash or Zelle only, chargebacks are not applicable. Any bad-faith, false, or unsubstantiated claim filed against the Company will result in a $150.00 administrative fee plus all legal costs incurred by the Company. All disputes must first be submitted to the Company in writing before any legal action is taken.

12. Dispute Resolution & Legal Action

All disputes must first be attempted in good faith directly with the Company. If unresolved, parties agree to mediation in Pierce County, WA before pursuing legal action. All legal claims must be filed within 90 days of the service date. Claims of $10,000 or less shall be brought exclusively in Small Claims Court, Pierce County, WA. The prevailing party is entitled to recover reasonable attorney's fees and court costs. Both parties waive the right to a jury trial.

13. Burden of Proof

The Client bears the burden of proving any damage or quality claim with written documentation and timestamped photo evidence taken within 24 hours of service completion.

14. Late Payment

A late fee of $15.00 per day applies to any unpaid balance beginning the day after payment is due, up to a maximum of $150.00 per invoice. Unpaid balances may be referred to collections. The Client agrees to pay all reasonable costs of collection including attorney's fees.

15. Property Condition Surcharge

If the property is found to be in significantly worse condition than described at booking (excessive filth, party aftermath, undisclosed pet damage), a surcharge of 25% of the quoted price (minimum $80.00) may be applied. The Client will be notified before any additional charges are assessed.

16. Scope Changes On-Site

Any additional work requested during the service beyond the original agreed scope will be quoted verbally and must be confirmed by the Client before work begins. Verbal confirmation constitutes agreement to pay the additional charges.

17. Pet Policy

Pets must be secured during the service. The Client assumes full responsibility for any injury to the cleaning team caused by pets, and for any additional cleaning time required due to pet-related messes.

18. Non-Solicitation

The Client agrees not to directly hire or contract any team member of the Company for 12 months following the last service. Violation results in liquidated damages of $2,500.00 payable to the Company.

19. Photography

The Company may take before-and-after photos for quality assurance and marketing purposes. No personally identifiable information will be included. The Client may opt out by notifying the Company in writing prior to service.

20. Parking

The Client must provide free, legal, and accessible parking within 100 feet of the entrance. Any parking fines or towing fees due to inadequate parking will be charged to the Client.

21. Safety & Biohazards

The Company does not handle human or animal waste beyond normal toilet cleaning, mold, needles, illegal substances, or any materials requiring hazmat procedures. Service may be refused without penalty in unsafe conditions.

22. Recording Devices

26. Dispute Resolution

Parties agree to first attempt good-faith resolution. If unresolved, disputes will be handled through mediation in Pierce County, WA. Disputes of $500.00 or less may be brought directly in small claims court.

Google Maps uses GPS, Wi-Fi, and cell towers to estimate your location. GPS is accurate to about 20 meters, while Wi-Fi and cell towers help improve accuracy when GPS signals are weak, like indoors. This data helps Google Maps provide directions, but it is not always perfectly precise.

When we have no ongoing legitimate business need to process your personal information, we will either delete or anonymize such information, or, if this is not possible (for example, because your personal information has been stored in backup archives), then we will securely store your personal information and isolate it from any further processing until deletion is possible.

6. How Do We Keep Your Information Safe?

In Short: We aim to protect your personal information through a system of organizational and technical security measures.

We have implemented appropriate and reasonable technical and organizational security measures designed to protect the security of any personal information we process. However, despite our safeguards and efforts to secure your information, no electronic transmission over the Internet or information storage technology can be guaranteed to be 100% secure, so we cannot promise or guarantee that hackers, cybercriminals, or other unauthorized third parties will not be able to defeat our security and improperly collect, access, steal, or modify your information. 9. Controls for Do-Not-Track Features

Most web browsers and some mobile operating systems and mobile applications include a Do-Not-Track ("DNT") feature or setting you can activate to signal your privacy preference not to have data about your online browsing activities monitored and collected. At this stage, no uniform technology standard for recognizing and implementing DNT signals has been finalized. As such, we do not currently respond to DNT browser signals or any other mechanism that automatically communicates your choice not to be tracked online. If a standard for online tracking is adopted that we must follow in the future, we will inform you about that practice in a revised version of this Privacy Notice.

California law requires us to let you know how we respond to web browser DNT signals. Because there currently is not an industry or legal standard for recognizing or honoring DNT signals, we do not respond to them at this time.
