Evergreen Home Cleaning LLC
These Terms and Conditions ("Agreement") govern all residential cleaning services provided by Evergreen Home Cleaning LLC ("Company," "we," "us") to you ("Client," "you"). By booking, scheduling, or receiving our servicesβwhether by phone, text, email, website form, messaging app, or any other communication methodβyou acknowledge that you have read, understood, and agree to be bound by these Terms.
Evergreen Home Cleaning LLC provides residential cleaning services in Pierce County and South King County, Washington. Our service types include:
Standard Cleaning β Regular maintenance cleaning. Includes vacuuming and mopping all floors, full bathroom sanitization (toilet, sink, shower, tub), kitchen countertops and stovetop surface, dusting all accessible surfaces and furniture, wiping microwave exterior, cleaning mirrors, and emptying trash bins.
Deep Cleaning β Everything in Standard, plus: removing soap scum and hard water stains, heavy-duty stovetop and burner cleaning, wiping exterior of all kitchen cabinets, deep cleaning microwave interior, and vacuuming/mopping under accessible furniture. Note: baseboard wiping is not included by default and is available as a paid add-on.
Move-In / Move-Out Cleaning β Everything in Deep Cleaning, plus: detailed cleaning inside all kitchen and bathroom cabinets and drawers, wall spot cleaning (visible marks and fingerprints), and a full top-to-bottom reset of the empty property. Interior cabinet cleaning is included by default. Baseboard wiping is available as a paid add-on. Full wall washing or excessive stains may be subject to additional charges.
Airbnb / Short-Term Rental Turnover β Optimized cleaning between guest stays. Includes full room cleaning, linen exchange, dishwasher loading, window smudge removal, spot baseboard cleaning, oven & fridge wipe-down, and trash removal to outdoor bins. Starting from $85.
The following are not included in any service type unless explicitly added as a paid add-on: moving personal belongings or boxes, cleaning surfaces or floors blocked by personal items, removing heavy set-in stains from walls/doors/carpets, window cleaning, baseboard wiping, laundry, dishes, organizing, cleaning under or behind heavy furniture, and exterior areas (garage, patio, balcony).
Additional services such as oven cleaning, refrigerator cleaning, laundry, interior window washing, baseboard detailing, interior cabinet cleaning, and basement cleaning are available at additional cost. All add-on pricing will be quoted prior to service.
Services are booked by mutual agreement on date, time, scope, and price. A booking is confirmed once the Client receives written confirmation (via text, email, or messaging app) from the Company.
The Client must disclose the following prior to the first service: (a) the true and accurate condition of the property; (b) the number and type of pets on the premises; (c) any ongoing construction, renovation, or repair work; (d) the presence of any recording devices inside the property; (e) any hazardous materials, chemicals, or unsafe conditions; (f) any special instructions regarding fragile, high-value, or sentimental items. Failure to disclose may result in additional charges, service refusal, or release of the Company from any related liability.
Payment is due immediately upon completion of service. For recurring clients, payment is due within 24 hours of service completion. Accepted payment methods: Cash, Zelle, or Debit Card. We do not accept credit cards.
The Company reserves the right to require a credit or debit card on file or a deposit prior to service. Any outstanding fees, penalties, surcharges, or unpaid balances authorized under this Agreement may be charged to the card on file. The Client authorizes such charges by providing their payment information.
All sales are final. Evergreen Home Cleaning LLC does not offer full or partial refunds for services rendered. Our policy is to resolve any dissatisfaction through a complimentary re-clean, not a monetary refund.
A flat late fee of $50.00 will be assessed on any overdue payment beginning the day after payment is due. An additional fee of $10.00 per day will accrue for each day the balance remains unpaid, up to a maximum of $150.00 in total late fees per invoice. For recurring clients, all recurring discounts are automatically forfeited if the schedule is not maintained or payments are late.
Recurring discounts (weekly, biweekly, or monthly) apply only after the completion of at least four (4) consecutive scheduled services. If the Client cancels the recurring schedule before completing four services, the discount will be retroactively revoked and the difference will be invoiced.
If the Client is present at the time of service completion, the Client must inspect the completed work before the cleaning team departs. If no concerns are raised at that time, the service is considered fully completed and accepted. If the Client is not present, the service is deemed accepted upon the team's departure.
If the Client was not present at the time of service completion and is dissatisfied with any area cleaned, the Client must notify the Company within 24 hours with photo evidence. The Company will dispatch a team to re-clean the identified area(s) at no additional charge. If the Client was present and did not raise concerns prior to the team's departure, the service is considered accepted per Section 10.
If the Client declines a re-clean, fails to report issues within the timeframe specified in Section 11, or fails to provide photo evidence, the service is considered fully accepted, finalized, and non-refundable. The Client waives any and all claims related to that service.
The Client agrees not to initiate a credit card chargeback or bank dispute before allowing the Company a reasonable opportunity to resolve the issue through a re-clean. Any fraudulent, bad-faith, or premature disputes will incur a $50.00 administrative fee in addition to the original service cost.
Cancellations and rescheduling require at least 24 hours advance notice and are always free of charge. The following fees apply: (a) Late Cancellation (less than 24 hours notice): a flat $50.00 fee will be charged; (b) Same-Day Cancellation: 50% of the total booking price will be charged; (c) No-Show / Lockout (team arrives and cannot access the property for any reason attributable to the Client): 100% of the total booking price will be charged.
If the cleaning team arrives and cannot access the property due to any reason attributable to the Client (no key, wrong code, locked gate, unresponsive Client), the Full Service Price (or a minimum $50.00 fee, whichever is greater) will be charged.
If the property is found to be in significantly worse condition than described (excessive filth, party aftermath, undisclosed pet damage), a Heavy Condition Surcharge of 25% of the quoted price (or minimum $80.00, whichever is greater) will be applied. The Client will be notified via photo documentation before additional charges are assessed.
Any additional work requested on-site beyond the original agreed scope will be quoted verbally and confirmed by the Client before work begins. Verbal confirmation constitutes agreement to pay the additional charges.
Standard service includes placing trash in outdoor bins. If bins are full, missing, or trash must be hauled away, a $40.00 Hauling Fee applies.
The Company is licensed and insured. Liability is strictly limited to the lesser of (a) the cost of repair or replacement at fair market value, or (b) the total price paid for the specific service. The Company is not responsible for pre-existing damage, unsecured items, undisclosed fragile items, or damage caused by defective appliances or infrastructure. In no event shall the Company be liable for any indirect, incidental, special, consequential, or punitive damages.
Any claim of damage must be reported in writing with photo evidence within 24 hours of service completion. Claims submitted after this period will not be honored.
If pets are present during service, the Client assumes full responsibility for: (a) any injury to the cleaning team caused by pets; (b) any damage caused by pets during cleaning activities; (c) any additional cleaning required due to pet-related messes. The Company reserves the right to refuse service if pets are aggressive or pose a safety risk.
The Client agrees to indemnify, defend, and hold harmless the Company from any claims, damages, losses, costs, and expenses arising from: (a) the Client's failure to disclose material information per Section 4; (b) unsafe conditions on the property; (c) injuries to the cleaning team not caused by the Company's negligence; (d) any third-party claims arising from the Client's misuse of the Company's services.
The Company shall not be liable for any delay, cancellation, or failure to perform due to causes beyond its reasonable control, including severe weather, natural disasters, vehicle accidents, illness, road closures, government orders, pandemics, or other acts of God.
The Client must disclose any audio or video recording devices inside the property prior to the first service. Washington State is a two-party consent state (RCW 9.73.030); recording audio of the cleaning team without informed consent is illegal. The Company reserves the right to refuse service if recording devices are not disclosed.
The Client agrees not to directly hire, solicit, or contract with any employee, subcontractor, or team member of the Company for 12 months following the last service. Violation will result in liquidated damages of $2,500.00 payable to the Company.
The Company may take before-and-after photographs for quality assurance, training, and marketing. No personally identifiable information will be included. The Client may opt out by notifying the Company in writing.
The Company will take reasonable precautions to secure keys, access codes, or entry credentials. All credentials are kept confidential. The Company is not responsible for lost keys provided by the Client. If the Client changes locks or codes, updated access must be provided before the next service.
The Company does not handle: human or animal waste (beyond normal toilet cleaning), mold, needles or sharps, illegal substances, or materials requiring hazmat procedures. The Company reserves the right to refuse service in unsafe conditions without penalty.
The Client must ensure free, legal, and accessible parking for the cleaning team. Any parking tickets, towing fees, or related expenses due to inadequate parking will be charged to the Client.
The Company reserves the right to refuse, suspend, or discontinue service at any time, including for disrespectful or threatening behavior, repeated late payments, unsafe conditions, or any violation of these Terms.
Evergreen Home Cleaning LLC operates as an independent contractor, not as an employee or agent of the Client.
The Company's total aggregate liability shall not exceed the total amount paid by the Client during the 90-day period immediately preceding the event giving rise to the claim.
Any unpaid balance may be referred to a third-party collections agency. The Client agrees to pay all reasonable costs of collection, including attorney's fees and court costs.
Parties agree to first attempt good-faith negotiation. If unresolved within 15 business days, parties agree to mediation in Pierce County, WA, with costs shared equally. If mediation fails, legal remedies may be pursued in Pierce County courts. Disputes of $500.00 or less may be brought directly in small claims court without prior mediation.
The failure of the Company to enforce any provision at any time shall not constitute a waiver of such provision or the right to enforce it later.
This Agreement is governed by Washington State law. Exclusive jurisdiction: Pierce County, Washington.
If any provision is found invalid or unenforceable, the remaining provisions continue in full force and effect.
This Agreement constitutes the entire understanding between the parties and supersedes all prior agreements, whether written or oral.
The Company reserves the right to update these Terms at any time. Continued use of services constitutes acceptance of revised Terms.
By booking services through any electronic meansβincluding text, email, website form, JotForm, or messaging appβthe Client acknowledges that such communication constitutes a valid and binding acceptance of these Terms, equivalent to a handwritten signature.
